Quick answer

An annual boiler service with us costs £95 for a basic service, £125 for an intermediate service, and £185 for a full strip-down. All three include a written service report. Servicing keeps your manufacturer warranty valid — most warranties are void without a documented annual service.

The three levels, and which one you need

Basic Service — £95

  • Check the boiler safety devices
  • Check seals are intact
  • Check flue and combustion levels
  • Perform a full operational check
  • Clean / inspect condensate trap
  • Write out a service report

This service should be carried out annually according to all the boiler manufacturers.

Intermediate Service — £125

  • Everything in Basic Service, plus:
  • Drain boiler
  • Recharge expansion vessel
  • Clean electrodes

Once a boiler is past three years old we recommend an Intermediate service every three years. That is our own service schedule, based on what we see fail on Birmingham systems — it is not a manufacturer requirement.

Full Strip-Down — £185

  • Everything in Intermediate Service, plus:
  • Clean burner & heat exchanger
  • Gaskets and seals included — replaced as part of the service, not billed as extras
  • Inhibitor top-up included — central heating inhibitor added to protect the system against corrosion

We recommend a Full Strip-Down every five to eight years. Again, that is Synergy’s own recommendation from experience rather than a manufacturer instruction — what every manufacturer does require is an annual service. The exception is boilers whose heat exchangers foul quickly, Ideal and Vokera among them: on those we recommend a Full Strip-Down every year. This Vokera shows why.

Why an annual service is not optional

  • Warranty. Worcester, Vaillant and Baxi all require an annual service, documented, for the guarantee to stand. Skip one year and a £700 heat exchanger claim can be refused.
  • Safety. A service is where cracked heat exchangers, blocked flues and incomplete combustion get caught. Carbon monoxide itself has no smell, colour or taste — but a struggling appliance usually does give warning signs, and they are exactly what a service is looking for. Know the signs and symptoms of carbon monoxide.
  • Running cost. A boiler burning at the wrong gas rate wastes money every single hour it runs.
  • Breakdowns. Most winter no-heat calls are traceable to something a service would have picked up.

Best time to book

Late summer and early autumn. From the first cold week of the year our diary fills with breakdowns and service slots get scarce. Book a September or October service and you go into winter knowing where you stand.

Recent service work

A Vokera in a kitchen cupboard read over 999 ppm of carbon monoxide on the analyser at the start of its service, the top of the instrument's range. The heat exchanger was fouled with debris. A full strip-down, a clean heat exchanger and burner, new gaskets, and the reading came down to 112 ppm. See the before and after photos.

A Viessmann in Sutton Coldfield, photographed through its full strip-down: fan and burner assembly out, burner door and heat exchanger cleaned, new gaskets, combustion rechecked, and every radiator in the house bled on the way out. See what a strip-down involves.

Boiler servicing: common questions

How much is a boiler service in Birmingham?

£95 for a basic service, £125 for an intermediate service and £185 for a full strip-down. If you are booking a landlord gas safety certificate at the same time, a basic service is only £50 extra and an intermediate £80 extra.

How often should a boiler be serviced?

A basic service annually, according to all boiler manufacturers. Once a boiler is past three years old we recommend an intermediate service every 3 years, and a full strip-down every 5–8 years.

How long does a boiler service take?

A basic service takes around 30–45 minutes. An intermediate service takes about an hour, and a full strip-down between two and three hours.

Do I get a certificate?

You get a written service report. Landlords receive a CP12 gas safety record, which is a separate document.

Is a service worth it on a new boiler?

Yes — mainly because skipping it usually voids the manufacturer warranty on an appliance still worth thousands of pounds.
