A landlord gas safety certificate (CP12) covering a boiler and cooker is £90, with additional appliances at £45 each. We arrange access with tenants directly, issue and email certificates the same day, and run rolling schedules for portfolios of five or more properties so nothing lapses.
Your legal duties in England
- Annual safety check on every gas appliance and flue by a Gas Safe registered engineer
- Copy of the record to the tenant within 28 days
- Copy to new tenants before they move in
- Records kept for two years
- Appliances and pipework maintained in a safe condition at all times

Single properties
Book a slot and we handle it: we contact the tenant, attend, certify and email the record to you the same day. £90 for boiler and cooker, £45 per additional appliance.
Five or more properties
We put your portfolio on a rolling schedule keyed to each certificate's expiry, contact tenants ahead of time, and chase access so you are not managing it yourself. Certificates are emailed as they are issued and invoiced monthly rather than per visit. Ask about volume rates.
Letting agents and property managers
One point of contact, one monthly invoice, and a shared schedule so your compliance list stays current. We can work to your own access protocols and reporting formats. Remedial work is quoted before it is carried out, so nothing is done on a property without the owner's sign-off.
Bundle the service and save a visit
A CP12 confirms an appliance is safe today. It does not clean or tune it. Adding a basic service for £50 at the same appointment means one access arrangement instead of two, and materially fewer mid-tenancy breakdown calls.

How much is a CP12 in Birmingham?
£90 covering a boiler and cooker. Additional appliances such as a gas fire are £45 each. Adding a basic boiler service on the same visit is £50, an intermediate service £80.
Do you deal with tenants for access?
Yes. Give us the tenant's number and we arrange the appointment, send reminders and report attempts back to you in writing so you have the record.
Do you offer portfolio rates?
Yes, for landlords with five or more properties and for letting agents. You get a rolling schedule, consolidated invoicing and certificates emailed as they are issued.
How long is a gas safety certificate valid?
Twelve months. You can carry out the next check up to two months early without losing the remaining time on the current certificate.
What if an appliance fails the check?
It is recorded as At Risk or Immediately Dangerous. Immediately Dangerous appliances are disconnected with your permission and capped. You get a written explanation and a quote for remedial work.
