You can add a basic boiler service for £50 or an intermediate service for £80 at the same visit. The certificate is issued on the day and emailed to you.

Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England must have all gas appliances and flues in a let property checked every 12 months by a Gas Safe registered engineer. You must give the tenant a copy of the record within 28 days, give it to new tenants before they move in, and keep copies for two years.
It is not paperwork for its own sake. A missing or lapsed CP12 also invalidates most landlord insurance and blocks a Section 21 notice.
Anything failing is recorded as At Risk or Immediately Dangerous, and we will explain plainly what has to happen next and what it will cost.
A CP12 is a safety check, not a service — it tells you the appliance is safe today, not that it has been cleaned and tuned. Booking both in one visit is the cheaper and more sensible route: £90 for the certificate plus £50 for a basic service means one appointment, one tenant access arrangement, and a boiler that is far less likely to break down mid-tenancy.

Tenant access is the single biggest cause of a lapsed certificate. We text the tenant a confirmation and a reminder, and we will attempt access twice before we come back to you. Keep a written record of every access attempt — it is the evidence that shows you took all reasonable steps.
