What the law requires

Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England must have all gas appliances and flues in a let property checked every 12 months by a Gas Safe registered engineer. You must give the tenant a copy of the record within 28 days, give it to new tenants before they move in, and keep copies for two years.

It is not paperwork for its own sake. A missing or lapsed CP12 can invalidate landlord insurance, and the current record must be given to every tenant within 28 days of the check and to new tenants before they move in.

What the check covers

• Every gas appliance in the property — boiler, cooker, hob, gas fire, water heater
• Correct operating pressure and heat input against the data plate
• Combustion performance and flue flow
• Adequate ventilation for each appliance
• Safety devices operating correctly
• Visible pipework and the emergency control valve
• Tightness test on the installation

Anything failing is recorded as At Risk or Immediately Dangerous, and we will explain plainly what has to happen next and what it will cost.

Certificate and service together

A CP12 is a safety check, not a service — it tells you the appliance is safe today, not that it has been cleaned and tuned. Booking both in one visit is the cheaper and more sensible route: £90 for the certificate plus £50 for a basic service means one appointment, one tenant access arrangement, and a boiler that is far less likely to break down mid-tenancy.

Access and no-shows

Tenant access is the single biggest cause of a lapsed certificate. We text the tenant a confirmation and a reminder, and we will attempt access twice before we come back to you. Keep a written record of every access attempt — it is the evidence that shows you took all reasonable steps.

Recent inspection work

A landlord inspection in Chelmsley Wood found rust behind the heat exchanger of a Glow-worm heat-only boiler and a carbon monoxide reading on the analyser. We capped the boiler off, told the tenant and landlord, and with the landlord's go-ahead replaced the cracked flue collector and gaskets, then retested. Read the case study, with photos.
