What a HIU actually is

A Heat Interface Unit sits in your flat and does the same job as a combi boiler — it gives you heating and hot water on demand — but instead of burning gas itself, it draws hot water from a shared pipe network that runs through the whole building or development. That shared supply is called a heat network, and the building's own energy centre does the actual heat generation. If your flat has never had a gas meter and the heating "boiler" on the wall has no flue, it is almost certainly a HIU rather than a combi.

Why an annual service matters

The logic is identical to a gas boiler, even though there is no gas involved. A neglected HIU develops the same pattern of faults: strainers clog, valves stick, pressure sensors drift, and heat exchangers lose efficiency. Most manufacturers require documented annual servicing to keep the warranty valid, and a service is far cheaper than the breakdown it prevents. If you are a leaseholder, your lease may also require it; if you manage a block, it is very likely a condition of your building's heat network agreement.

Our three service packages

Essential — £95

The core checks every HIU needs: visual inspection, strainer clean, pressure top-up, venting, temperature checks at the outlets, and a written report. Right for a HIU under warranty that has never given trouble.

Complete — £115

Everything in Essential, plus a secondary strainer clean, valve servicing, an inhibitor and expansion vessel check, minor leak repairs, and performance fine-tuning. Our standard recommendation for most flats.

Premium — £170

Everything in Complete, plus heat exchanger cleaning, full fault diagnosis, and a thorough controls check. Right for an older HIU, one that has never been properly stripped down, or one showing early signs of reduced performance.

Emergency repair — £225

If your HIU has stopped delivering heating or hot water, £225 covers a callout and up to three hours of labour to find and fix the fault. That covers the large majority of HIU repairs in one visit. Anything needing a replacement part, or a repair running past three hours, is quoted separately before we continue — you are never billed blind.

Signs your HIU needs attention

• Heating or hot water inconsistent, or running hot and cold
• Low or fluctuating pressure at the taps or shower
• Banging, gurgling or whistling from the unit
• Any leak, rust or visible corrosion around the casing
• Having to reset the unit regularly to get it working again
• An unexplained rise in your heating and hot water charges
• Error codes or warning lights on the display
• It has not been serviced in the last twelve months

Manufacturers we work on

We service and repair HIUs from the manufacturers most commonly found in Birmingham new-builds and conversions, including Altecnic, Heatlink, Intatec and other mainstream brands. If you are not sure what make you have, a photo of the unit and its data label is usually enough for us to identify it before we arrive.

Landlords and managing agents

If you manage a block or a portfolio of flats on a heat network, we can service HIUs across multiple units on a single visit and issue a report for each one — useful for meeting your obligations under heat network regulations and keeping tenants comfortable through winter. Ask about rates for group bookings.

Prices

Prices are estimates and may change after a site inspection. We cover Birmingham and 10 miles from B20 2JS as standard, extending to 50 miles for boiler installations. A travel charge may apply beyond 10 miles.
