Servicing a gas fire

Gas fires get neglected far more often than boilers, and they are arguably the higher risk — many sit on an old chimney whose condition nobody has checked in decades. A service covers a flue flow and spillage test, burner and injector cleaning, pilot and thermocouple check, oxygen depletion sensor test where fitted, plus a full combustion check.

Getting rid of an old fire

Removing a gas fire is not a DIY job or a general builder's job. The supply has to be capped correctly and tested, and the opening dealt with properly so the chimney is not left as an uncontrolled ventilation path. We remove and cap for £120, tested and documented.

One thing worth knowing: if you cap a fire in a room that relied on it for ventilation, and there is another gas appliance in the same room, ventilation may need reassessing. We check this rather than leave you with a problem that turns up on the next CP12.

Landlords

A gas fire counts as an additional appliance on a CP12 and adds £45 to the certificate. If a rented property has an unused decorative fire, capping it permanently often works out cheaper over a few years than certifying it annually — and it removes a risk you are not getting any use out of.
