In the inner-city terraces — Sparkhill, Small Heath, Handsworth, Aston — we deal mostly with ageing combis on undersized gas supply pipes, solid-wall heat loss that makes radiator sizing critical, and a very high proportion of rented property needing annual CP12 certificates. In the interwar semis of Kingstanding, Great Barr and Yardley the recurring job is converting a tired open-vent system with a loft tank across to a combi. In the city-centre apartments around B1 and B5, access, flue routes and building management permissions are the constraints rather than the plumbing itself.

A Sparkhill terrace called us out mid-January with the boiler locking out on every reset — the condensate pipe had frozen where it ran along an external wall. We thawed it, insulated the run properly, and it hasn't tripped since.

In a B5 city-centre apartment, the management company needed sign-off on the flue position before any work could start. We handled the paperwork alongside the repair so the tenant wasn't left waiting on two different people.
