Birmingham's housing stock is unusually varied for one city, and it shows in the work. Back-to-back and bylaw terraces in the inner ring, vast interwar semi-detached estates in the outer suburbs, 1960s tower blocks and modern city-centre apartments. Each brings its own heating problems, and after twenty years we know which is which before we arrive.

Heating work in Birmingham

In the inner-city terraces — Sparkhill, Small Heath, Handsworth, Aston — we deal mostly with ageing combis on undersized gas supply pipes, solid-wall heat loss that makes radiator sizing critical, and a very high proportion of rented property needing annual CP12 certificates. In the interwar semis of Kingstanding, Great Barr and Yardley the recurring job is converting a tired open-vent system with a loft tank across to a combi. In the city-centre apartments around B1 and B5, access, flue routes and building management permissions are the constraints rather than the plumbing itself.

Hockley, June 2026: an expansion vessel hanging off the wall. The backboard for an unvented cylinder's expansion vessel had been nailed into plasterboard with no stud behind it. City centre, May 2026: a heat interface unit with no hot water. Heating was fine, hot water was not. The flow switch inside the HIU had failed; we ordered the like-for-like part, returned to fit it and tested the unit. Read the case study.

A Vaillant in Yardley with poor hot water and radiators warming when they shouldn't — a failed diverter valve. Replaced, tested, sorted in one visit.

An emergency in Kitts Green with water coming through the ceiling: we traced the leak under the floorboards to a failed soldered joint, lifted the boards carefully, and repaired the pipework on the first visit with fittings from the van.

A Vaillant F28 in Balsall Heath — circuit board fault. Replacement PCB fitted, boiler tested, heating and hot water back on.

A landlord job in Bordesley Green that started as a blank display — a failed PCB, repaired — and finished with a gas hob swap and the annual CP12, all on the same file.

A Sparkhill terrace called us out mid-January with the boiler locking out on every reset — the condensate pipe had frozen where it ran along an external wall. We thawed it, insulated the run properly, and it hasn't tripped since.

In a B5 city-centre apartment, the management company needed sign-off on the flue position before any work could start. We handled the paperwork alongside the repair so the tenant wasn't left waiting on two different people.

Homes and heating across Birmingham

Birmingham gives us three very different kinds of job. In the city centre and the Jewellery Quarter most flats have no boiler at all: heating and hot water come through a heat interface unit fed by a communal plant room, and the faults are flow switches, plate heat exchangers and stuck valves rather than anything gas. The Victorian and Edwardian terraces of the inner ring, from Small Heath round to Handsworth and Hockley, tend to have a combi in the kitchen on pipework that has been altered many times. An expansion vessel that fell off the wall in Hockley is a good example of the fixings and workmanship we find behind the boiler. Further out, the interwar semis of Yardley, Hall Green and Northfield are mostly 1990s and 2000s combis coming to the end of their life, which is where most of our boiler replacement work comes from.
