Vaillant Boiler Repair, Birmingham
Gas Safe registered engineers, registered with Vaillant's installer scheme. ecoTEC faults tested, not guessed: F22, F28, F29 and F75, pressure loss and no hot water.
We repair Vaillant boilers across Birmingham and the surrounding towns: the ecoTEC plus and ecoTEC pro, and the ecoFIT and older turboTEC ranges. In office hours (Mon–Fri 8am–5.30pm) the callout is £99, which covers a full diagnosis and the first hour of labour, and you get the total price before we fit anything. We carry common Vaillant spares on the van. We are Gas Safe registered (594385) and registered with Vaillant's installer scheme, and every repair finishes with a flue gas analyser reading.
Kitts Green — a Vaillant ecoTEC pro 28 at its annual service. The boiler was in good order; the flue in the loft was not.

Smell gas now? Do not use this form or wait for a reply. Call the National Gas Emergency Service free on 0800 111 999 (24 hours). If you are using a mobile, make the call from outside. Open doors and windows, do not switch electrics on or off, do not smoke or use naked flames, and turn the gas off at the meter if it is safe to do so, unless the meter is in a cellar or basement. Once the supply has been made safe, we can trace and repair the fault.
A Vaillant reports its faults as F codes. The code tells us where to start testing, not which part has failed. These are the ones we are asked about most.
F.22, low water pressure. The pressure in the heating system has dropped too far for the boiler to run. Topping up through the filling loop to between 1 and 1.5 bar is the one thing you can safely do yourself. If it drops again within days, there is a leak on the system, a failed expansion vessel or a weeping pressure relief valve to find.
F.28, will not light. The boiler tried to ignite and could not. In a cold snap the first suspect is the white plastic condensate pipe outside, which freezes and blocks. Otherwise it is the gas supply, the ignition electrode or the gas valve, and it needs testing in that order.
F.29, lights then goes out. The flame was established and then lost while the boiler was running. That points to the gas supply under load, the flue, the electrode or the condensate, and it is a job for an engineer with an analyser.
F.75, pump or pressure sensor. When the pump starts, the boiler expects to see the water pressure change. If it does not, it locks out. The usual causes are a sticking pump or a pressure sensor blocked by sludge from the heating system, so we look at the system water as well as the part.
Heating works, hot water does not. On a combi this is usually the diverter valve or its actuator. The same fault on a different make, a Biasi in Wolverhampton, turned out to be a diverter valve jammed with sludge and a plate heat exchanger blocked behind it.
Vaillant fault codes, briefly
The Vaillant codes we are asked about most
Code
What it means
Usual causes
F.22
System water pressure too low
Leak on the system, expansion vessel, pressure relief valve
F.28
Ignition failed
Frozen condensate pipe, gas supply, electrode, gas valve
F.29
Flame lost during operation
Gas supply, flue, electrode, condensate
F.75
No pressure change seen when the pump starts
Pump, pressure sensor, sludge in the system
F.27
Flame signal detected when the burner should be off
Gas valve or electronics. Do not reset
F.61 / F.62
Gas valve control fault
Gas valve, its wiring or the control board. Do not reset
Press reset once. If the code comes back, stop resetting and ring us with the code and the model. With F.27, F.61 or F.62 do not reset at all: switch the boiler off and call, and if you can smell gas ring the National Gas Emergency Service on 0800 111 999 first. On the newest ecoTEC plus boilers Vaillant writes the codes with three digits, so F.00 appears as F.000. Our guide lists the full set of Vaillant fault codes, checked against Vaillant's own manuals.
Vaillant models we work on
The ecoTEC plus and ecoTEC pro in combi and system form, the ecoFIT, and the older turboTEC. The same code can mean something different on an older or newer range, so when you call, have the model name from the front of the boiler and the code on the display. A photo sent by WhatsApp does the same job.
Told your Vaillant needs replacing?
There is a point at which a boiler is not worth repairing: past twelve years old, on its second or third major part, with a corroding heat exchanger. If yours is there, we will say so and put the repair price and the replacement price side by side. A Vaillant ecoTEC plus combi swap is £2,699 with a ten-year warranty, confirmed in writing after a free survey.
If yours is not at that point, a £99 diagnosis is a small price against a new boiler. We do not use scare tactics, and we will show you the reading or the failed part rather than ask you to take our word for it.
Servicing a Vaillant
Vaillant, like every manufacturer, ties its guarantee to an annual service. A basic service is £95 and includes a combustion check on the analyser; an intermediate service is £125 and a full strip-down is £185 with gaskets and an inhibitor top-up included.
A service is the whole installation, not only the boiler. At a service in Kitts Green in October 2026 the ecoTEC pro 28 itself was in good order, with a clean burn on the analyser. Following the flue up into the loft, we found it held by a strip of metal banding with the joint clamps left unscrewed. We classified it At Risk, left a written warning notice and quoted to put it right. The case study has the photos.
Vaillant jobs we have written up
One so far, and it is a service rather than a breakdown. We would rather show you one real job with its photos than describe ten we cannot evidence. More are added as we do them.
A routine annual service: condensate trap and magnetic filter cleaned, clean combustion readings. Following the flue into the loft, we found it held only by metal banding with the joint clamps unscrewed. Warning notice left, quote accepted, return visit booked.

What does F.75 mean on a Vaillant boiler?
F.75 means the boiler did not see the water pressure change when its pump started. The usual causes are a sticking pump or a pressure sensor blocked by sludge from the heating system. It needs testing rather than a guess, because a new sensor fitted to a system full of sludge only buys time. Press reset once; if the code returns, ring us with the code and the model.
What does F.28 mean on a Vaillant boiler?
F.28 means the boiler tried to light and could not. In freezing weather, check the white plastic condensate pipe outside and thaw it with warm, not boiling, water, then reset once. If the code comes back, or the weather is mild, the cause is likely to be the gas supply, the electrode or the gas valve, and that is work for a Gas Safe registered engineer.
Are you Vaillant approved?
No manufacturer approves independent repairers, and we would rather say so. We are Gas Safe registered (594385) and registered with Vaillant's installer scheme, myREWARDS (formerly Vaillant Advance), which is a loyalty scheme and not an approval. For repairs we work as independent engineers: we test before replacing anything, and we will tell you when a repair is not worth doing.
Should I repair or replace an old Vaillant?
Repair it unless it is past about twelve years old, on its second or third major part, or its heat exchanger is corroding. We check first and show you what we find. If it is time, a Vaillant ecoTEC plus combi swap is £2,699 with a ten-year warranty, confirmed in writing after a free survey.
