Viessmann Boiler Repair, Birmingham
Independent Gas Safe registered engineers. Vitodens faults tested, not guessed: ignition lockouts, overheat and sensor faults, and full strip-down servicing.
We repair and service Viessmann boilers across Birmingham and the surrounding towns, mainly the Vitodens 050-W, 100-W and 111-W. In office hours (Mon–Fri 8am–5.30pm) the callout is £99, which covers a full diagnosis and the first hour of labour, and you get the total price before we fit anything. We are independent of Viessmann and Gas Safe registered (594385), and every repair finishes with a flue gas analyser reading. The Viessmann work we have written up so far is two full strip-down services, in Sutton Coldfield and Edgbaston.
Edgbaston — a Vitodens 100-W at its strip-down service: the heat exchanger before and after cleaning.

Smell gas now? Do not use this form or wait for a reply. Call the National Gas Emergency Service free on 0800 111 999 (24 hours). If you are using a mobile, make the call from outside. Open doors and windows, do not switch electrics on or off, do not smoke or use naked flames, and turn the gas off at the meter if it is safe to do so, unless the meter is in a cellar or basement. Once the supply has been made safe, we can trace and repair the fault.
Viessmann has used two different sets of codes across generations of the Vitodens, so the same number can mean different things on different models. The code tells us where to start testing, not which part has failed.
F4, will not light. No flame signal: the burner has locked out on ignition failure. Check the gas is on and that other gas appliances work. In freezing weather, check the condensate pipe outside. Otherwise the likely causes are the gas supply, the electrode or the gas valve, and testing tells us which.
F2, overheat. The temperature limiter has responded. That usually means the water has stopped moving: low pressure, an airlock, a failed pump or a system choked with sludge. Check the pressure gauge and try one reset. If it comes back, stop.
F1, flue gas temperature. The maximum flue gas temperature has been exceeded. Stop using the boiler and call: this is a flue and combustion fault, not one to reset.
Two-digit codes such as 30, 38, 50 and 51. Sensor faults: a short circuit or a break on the boiler water or hot water temperature sensor. The boiler cannot read a temperature it needs, and blocks the burner or the hot water.
A fouled heat exchanger. Not a code, but the thing a service finds before it becomes one. On a Vitodens 100-W in Edgbaston the heat exchanger was stripped and cleaned and the seals renewed, with the photos to show the difference.
Viessmann fault codes, briefly
The Viessmann codes we are asked about most
Code
What it means
Usual causes
F4
No flame signal: ignition lockout
Gas supply, electrode, gas valve, frozen condensate pipe
F2
Temperature limiter has responded (overheat)
Low pressure, pump, airlock, sludge
F1
Maximum flue gas temperature exceeded
Flue or combustion. Stop using the boiler
F3
Flame signal already present at burner start
Gas valve or electronics. Do not reset
F9
Fan speed too low at burner start
Fan or its wiring
30 / 38
Boiler water temperature sensor short or open circuit
Sensor or its wiring
0b
Inadequate water flow (Vitodens 100-W)
Low pressure, pump, blockage
Press reset once. If the code comes back, stop resetting and ring us with the code and the model. With F1 or F3 do not reset at all: switch the boiler off and call, and if you can smell gas ring the National Gas Emergency Service on 0800 111 999 first. These are the codes for the Vitodens 050-W, 100-W and 111-W; older models differ, so check the model on the data plate. Our guide lists the full set of Viessmann fault codes and says which range each applies to, checked against Viessmann's own manuals.
Viessmann models we work on
The Vitodens 050-W, 100-W and 111-W, as combi and system boilers. Because Viessmann has changed its codes between generations, the model matters more than on most makes. When you call, have the model from the data plate and the code on the display, or send a photo by WhatsApp. Our van stock covers the makes we see most, so a Viessmann part is usually ordered to the model once the fault is diagnosed, and you get the price before we order it.
Repair or replace a Viessmann?
There is a point at which a boiler is not worth repairing: past twelve years old, on its second or third major part, with a corroding heat exchanger. If yours is there, we will say so and put the repair price and the replacement price side by side. New boilers start at £1,999 fitted, confirmed in writing after a free survey.
We say it before it is urgent, too. The Edgbaston Vitodens passed its service and runs safely, but it is starting to show its age, and we told the customer plainly that it would be wise to start planning a replacement over the coming years rather than be caught out by a breakdown.
Servicing a Viessmann
Viessmann, like every manufacturer, ties its guarantee to an annual service. A basic service is £95 and includes a combustion check on the analyser; an intermediate service is £125 and a full strip-down is £185 with gaskets and an inhibitor top-up included.
A full strip-down on a Viessmann means the fan and burner assembly out, the burner door and its insulation cleaned, the inside of the heat exchanger cleaned, new gaskets and seals, the electrodes and condensate trap checked, and the combustion proved on the analyser afterwards. On a Viessmann in Sutton Coldfield we photographed each stage, then walked the house and bled every radiator.
Viessmann jobs we have written up
Two so far, both services rather than breakdowns, written up with the photos our engineers took. More are added as we do them.
Heat exchanger stripped and cleaned on a Viessmann that is showing its age, then the Tempest cylinder serviced on the same visit. Customer given a straight view on when to start planning a replacement boiler.
What a full strip-down actually involves, photographed as we went: fan and burner out, burner door and heat exchanger cleaned, gaskets replaced. Then a walk round the house to bleed every radiator.

The £99 is a fixed charge for attendance, diagnosis and the first hour in office hours (Mon–Fri 8am–5.30pm); it is not the price of every repair, and parts and further work are quoted and agreed before we carry on. Service prices are the price for the job as described, installation prices are confirmed in writing after a free survey, and out-of-hours work is quoted by phone before we set off. No travel charge within 10 miles of B20 2JS; further out, £2 per mile may apply, agreed before booking. How our prices work.

What does F4 mean on a Viessmann boiler?
On the Vitodens 050-W, 100-W and 111-W, F4 means no flame signal: the burner tried to light and has locked out. Check the gas is on and that other gas appliances work, and in freezing weather thaw the white plastic condensate pipe outside with warm, not boiling, water. Then reset once. If F4 returns, the cause is likely to be the gas supply, the electrode or the gas valve, and that is work for a Gas Safe registered engineer.
What does F2 mean on a Viessmann boiler?
F2 means the temperature limiter has responded: the boiler has overheated, usually because the water has stopped moving. Check the pressure gauge and top up through the filling loop if it is low, then reset once. If F2 returns, stop using the boiler and book an engineer.
Are you Viessmann approved?
No, and we would rather tell you than let you assume. We are not part of any Viessmann service network or installer scheme. We are independent Gas Safe registered engineers (594385). For a repair, what matters is a proper diagnosis and the right part.
Do you service Viessmann boilers?
Yes. A basic service is £95, an intermediate service £125 and a full strip-down £185 with gaskets and an inhibitor top-up included. Two of our Viessmann strip-down services, in Sutton Coldfield and Edgbaston, are written up with photos.
Should I repair or replace an old Viessmann?
Repair it unless it is past about twelve years old, on its second or third major part, or its heat exchanger is corroding. We check first and show you what we find. If it is time, new boilers start at £1,999 fitted, confirmed in writing after a free survey.
