Baxi Boiler Repair, Birmingham

We repair Baxi boilers across Birmingham and the Black Country: the Duo-tec, Platinum and EcoBlue, the 400, 600 and 800, and the Megaflo System. We also repair Main and Potterton boilers, which are Baxi's sister brands. In office hours (Mon–Fri 8am–5.30pm) the callout is £99, which covers a full diagnosis and the first hour of labour, and you get the total price before we fit anything. We carry common Baxi spares on the van. We are Gas Safe registered (594385) and members of Baxi Works, Baxi's installer scheme, and every repair finishes with a flue gas analyser reading.

Smell gas now? Do not use this form or wait for a reply. Call the National Gas Emergency Service free on 0800 111 999 (24 hours). If you are using a mobile, make the call from outside. Open doors and windows, do not switch electrics on or off, do not smoke or use naked flames, and turn the gas off at the meter if it is safe to do so, unless the meter is in a cellar or basement. Once the supply has been made safe, we can trace and repair the fault.
Older Baxi boilers show a three-digit E code; the newest 600 and 800 models use a longer format. Either way, the code tells us where to start testing, not which part has failed.
E133, will not light. An ignition or gas supply fault: the boiler tried to light and could not prove a flame. In freezing weather, check the condensate pipe outside first. Otherwise it is the gas supply, the electrode or the gas valve. A Baxi in Erdington showing E133 turned out to be a failed electrode, a part we carry on the van: diagnosed, fitted and tested within the hour.
E110, overheat. The boiler is making heat that is not being carried away, which usually means the water has stopped moving: low pressure, an airlock, a closed valve, a failed pump or a system choked with sludge. Check the pressure gauge and try one reset. If E110 comes back, stop. An overheat lockout in a Walsall rental was a pump burnt out by sludge.
E119 or E118, low water pressure. Top up through the filling loop to between 1 and 1.5 bar. On a Main Eco Compact in Wednesbury showing E118, the customer could not find the filling loop because it had been boxed in. We found it, restored the pressure and checked for leaks. If the pressure keeps falling, there is a leak or a failed part to find.
E125, poor circulation. The water is not moving round the system as it should. Usually the pump, an airlock or a blockage.
Heating works, hot water does not. On a combi this is usually the diverter valve or its actuator, sometimes with a plate heat exchanger blocked behind it. The same fault on a different make, a Biasi in Wolverhampton, needed both parts.

Press reset once. If the code comes back, stop resetting and ring us with the code and the model. Do not keep resetting an overheat (E110) or fan (E160) fault. The newest Baxi 600 and 800 boilers use a different format, such as E.04.10 for an ignition lockout and H.02.07 for low pressure. Told your Baxi needs replacing?
There is a point at which a boiler is not worth repairing: past twelve years old, on its second or third major part, with a corroding heat exchanger. If yours is there, we will say so and put the repair price and the replacement price side by side. A Baxi or Main Eco Compact combi swap is £1,999 with a five-year warranty, and a Baxi 600 is £2,199 with seven years, both confirmed in writing after a free survey.
Some boilers are past repair. In Erdington in October 2026 a landlord's Potterton Powermax had been condemned and labelled Do Not Use, leaving the tenant without heating or hot water. We took it out and fitted a wall-hung Baxi 400 combi with a magnetic filter and scale reducer, with the new flue properly supported.
Servicing a Baxi
Baxi, like every manufacturer, ties its guarantee to an annual service. A basic service is £95 and includes a combustion check on the analyser; an intermediate service is £125 and a full strip-down is £185 with gaskets and an inhibitor top-up included.
One Baxi 800 we have serviced every year since it was installed had its first full strip-down at year five: burner and fan off, heat exchanger brushed clean, new gaskets and seals, then the heating system cleansed and dosed with inhibitor. The boiler had locked out on low pressure and the customer could not find the filling loop to top it up. We found it behind the boxing, restored the pressure and checked for leaks, then got the heating going with new batteries in the wireless thermostat.
Burner off, heat exchanger brushed clean, gaskets replaced. Then cleaner circulated through the radiators for an hour, the system drained, and corrosion inhibitor added.
The Powermax had been labelled Do Not Use, so the landlord asked us to quote. Out came the floor-standing boiler and hot water store; in went a wall-hung Baxi combi with a Sentinel filter and scale reducer, the system flushed and the vertical flue properly supported.

What does E133 mean on a Baxi boiler?
E133 is an ignition or gas supply fault: the boiler tried to light and could not prove a flame. In freezing weather, check the white plastic condensate pipe outside and thaw it with warm, not boiling, water, then reset once. If the code comes back, the cause is likely to be the gas supply, the electrode or the gas valve, and that is work for a Gas Safe registered engineer.
What does E110 mean on a Baxi boiler?
E110 is an overheat lockout. The boiler is making heat that is not being carried away, usually because the water has stopped moving. Check the pressure gauge reads between 1 and 1.5 bar when cold and that the radiator valves are open, then try one reset. If E110 returns, stop using the boiler and book an engineer: repeatedly resetting an overheat lockout is not safe.
Are you Baxi approved?
No manufacturer approves independent repairers, and we would rather say so. We are Gas Safe registered (594385) and members of Baxi Works, Baxi's installer scheme, which is a loyalty scheme and not an approval. For repairs we work as independent engineers: we test before replacing anything, and we will tell you when a repair is not worth doing.
Do you repair Main and Potterton boilers?
Yes. Main and Potterton are Baxi's sister brands, and several of their boilers are built on the same designs. We repaired a Main Eco Compact in Wednesbury that had locked out on E118, and replaced a condemned Potterton Powermax in Erdington with a Baxi 400 combi. Both are written up with photos.
