A gas hob replacement for an Edgbaston landlord: old hob out, new five-burner in, tested and signed off

A worn-out five-burner hob in a rental kitchen swapped for a new one by a Gas Safe engineer, with the tightness test and paperwork a landlord needs.

In short

A landlord in Edgbaston asked us to replace the five-burner gas hob in one of their rental kitchens. It had reached the end of its life and was not something a tenant should be cooking on. We isolated and disconnected the old hob, fitted the new five-burner hob into the existing cut-out, connected it to the gas supply, tested the installation for tightness and checked the flame on every burner before handing over. Fitted and tested in one visit, with the paperwork for the landlord's gas safety file.

The call

The landlord of a flat in Edgbaston asked us to replace the gas hob in the kitchen. The old one was a five-burner stainless-steel hob with a central wok burner, and it had reached the point where cleaning was not going to bring it back: burnt-on grease, corroded burner caps, and a worktop cut-out that had been collecting grime around the edge for years. A landlord cannot leave a tenant with an appliance like that, and they did the sensible thing and had it replaced rather than patched.

What we did

We isolated the gas, disconnected the old hob and lifted it out, then cleaned up the cut-out so the new hob would seat properly. The new five-burner hob went into the same opening, was clamped down square, and was connected to the gas supply under the worktop in copper. Then the checks that make the difference between a hob that is fitted and a hob that is fitted safely.

  • Tightness test on the installation, so we know there are no leaks anywhere on the pipework we touched.
  • Every burner lit and checked for a stable, blue flame and a clean flame picture, including the wok burner.
  • Ignition, clearances and ventilation checked against the manufacturer's instructions and the room.

Why this matters more for a landlord

Anyone fitting a gas hob has to be Gas Safe registered. That is the law for everyone, but for a landlord it also feeds into the annual gas safety check. A new appliance fitted by a registered engineer, with the installation tested and recorded, is exactly what you want on file when the next landlord gas safety certificate is due. It also means the tenant gets a hob that works properly on day one rather than a cheap fit that fails the next inspection.

What a hob installation costs

A gas hob installation is £180, including up to half a metre of pipe alteration. Fitting a freestanding cooker to an existing bayonet point is £95, or up to £200 where a new connection or pipework is needed. Disconnecting and moving the old appliance is included. Common questions

Can I fit a gas hob myself?

No. In the UK anyone who works on a gas appliance, including connecting a hob, must be on the Gas Safe Register. A hob fitted by anyone else is illegal, will not be covered by your insurance, and for a landlord will fail the next gas safety check. A registered engineer fits it, tests it and gives you a record of the work.

Will a new hob fit my existing worktop cut-out?

Usually, if you buy a hob of the same width class. Most five-burner hobs are around 70 to 90 centimetres wide and the cut-out sizes are fairly standard, but they are not identical. Send us the model number and a photo of the old hob before you order and we will tell you whether it will drop in or whether the worktop needs adjusting.

Do you supply the hob or do I buy it?

Either. Most customers buy the hob they want and we fit it. If you would rather we sourced one, tell us the size and the number of burners you need and we will quote for supply and fit together.

Does a new hob need to go on my landlord gas safety certificate?

Yes. Every gas appliance in a rented property is checked and recorded on the annual CP12. A new hob fitted by us will be on the next certificate, and if the certificate is due around the same time we can do the appliance fit and the CP12 in one visit.
