Two checks before you pay for a callout

A fair share of Baxi callouts turn out to be something you can safely sort in two minutes, and we would rather tell you that than charge you £99 for it. Baxi boilers show three-digit E-codes on the display — our Baxi fault code guide lists the ones we are asked about most, checked against the manufacturer's documentation.

  • E119 — low system water pressure. Top the system up via the filling loop to around 1–1.5 bar with the heating cold. This is one of the only two fixes that are genuinely safe to try yourself.
  • A frozen condensate pipe. In a cold snap the white plastic pipe running outside can freeze and shut the boiler down. Pour warm — not boiling — water along it, then reset once.

If neither works, or the same code comes straight back after one reset, stop resetting and call us. If you can smell gas at any point, turn the gas off at the meter if it is safe to do so, open windows, do not touch electrical switches, leave the property and call the National Gas Emergency Service free on 0800 111 999 before anything else.

The Baxi ranges we work on

Most Baxi boilers we see across Birmingham fall into four families: the current Baxi 600 and Baxi 800, the older Duo-tec, which we still see on repairs regularly, and the Main Eco Compact, which is part of the Baxi Heating family. We are Baxi Works accredited installers, we repair the brand week in, week out, and its common spares are standard stock on our van.

The three Baxi codes behind most callouts

  • E119 — low system water pressure. Safe to sort yourself via the filling loop, as above. If the pressure keeps dropping after a top-up, water is leaving the system somewhere and the boiler needs a proper diagnosis rather than a daily top-up.
  • E133 — ignition or gas supply fault. Check your other gas appliances work and the condensate pipe is not frozen, then try one reset only. If E133 returns, book an engineer — repeated resets on a genuine fault can wear ignition components out faster.
  • E110 — overheat lockout. The primary flow temperature has exceeded the safe limit or the overheat thermostat has tripped. Check the pressure reads about 1–1.5 bar cold and that radiator valves are open, then try one reset. If E110 comes back, stop using the boiler — repeated resetting on an overheat lockout is not safe.
