You need a power flush if radiators are cold at the bottom across several rooms, bleed water runs black, the boiler kettles or bangs, or you are fitting a new boiler onto old pipework. You probably do not need one for a single cold radiator, a radiator cold at the top, or a system that a chemical clean and magnetic filter would fix.
What the sludge actually is
Steel radiators plus water plus oxygen produces iron oxide — magnetite. It settles at the bottom of radiators, coats the heat exchanger and eventually jams pumps and valves. Where there is no corrosion inhibitor in the system, this happens steadily and invisibly over years until performance drops off.
Genuine symptoms
- Several radiators cold at the bottom, hot at the top
- Black water when bleeding
- Boiler kettling, banging or making noise it did not used to make
- Repeated pump failures or boiler overheat lockouts
- Heating takes far longer to warm up than it used to
Cheaper fixes that often work instead

- One cold radiator. Usually a seized TRV pin — often freed in minutes.
- Cold at the top. That is air. Bleed it.
- Upstairs hot, downstairs cool. That is balancing, and it costs nothing.
- Mild contamination. A chemical clean plus a magnetic filter at £320 will often do the job.
What a power flush costs and involves
£550 for a system of up to 10 radiators. A pumped flushing machine pushes high-volume, low-pressure water through the system, reversing flow to shift debris, with each radiator isolated and worked individually and chemicals doing the rest. Allow most of a working day, and expect the heating to be off during it.
Fit a filter afterwards, always
A flush cleans what is there. A magnetic filter at £320 catches what forms next, and it is the difference between a one-off fix and a repeating five-yearly expense. Every new boiler we install includes one.
