What changes the price
- Swap or conversion. Reusing existing pipework in the same position is the cheapest job. Removing a cylinder and loft tanks adds roughly £800.
- Moving the boiler. A new location means new gas, water, condensate and flue routes. Expect several hundred pounds more.
- Gas supply pipe. Older houses frequently have an undersized supply that will not deliver a modern boiler's input. Upgrading the run is common in Victorian terraces.
- System condition. A heavily sludged system needs a power flush at £550 before the warranty is safe.
- Flue routes. Vertical flues, long horizontal runs and plume management kits all add cost.
What should always be included
Compare quotes on what is inside them, not just the headline number. Ours include a horizontal flue, wireless thermostat, magnetic filter, chemical cleanser and inhibitor, removal of the old appliance, warranty registration and Building Regulations notification. A quote that is £300 cheaper but leaves out the filter and the chemicals is not cheaper — it is the same job with the warranty protection removed.
Is a bigger boiler better?
No. An oversized boiler cycles on and off, wears faster and costs more to run. Output should be matched to your radiator count and hot water demand. Most three-bedroom Birmingham semis are properly served by a 24–30kW combi, not the 35kW that gets sold on the basis that bigger sounds safer.
Warranty is the real long-term number
The Baxi 600 at £2,199 with a 7-year warranty often works out better value than a cheaper unit with 5 years, provided you keep up the annual service. Every one of these warranties is conditional on documented annual servicing — at £95 a year with us, that is the cheapest insurance on a £2,000 appliance you will find.
Should you replace at all?
If your boiler is under ten years old and this is its first significant fault, repair is usually the better spend. Past twelve years, on a second or third major part, replacement generally wins. We give both numbers and let you decide.
